James Hardie New Detached ADU: The Thousand Oaks Owner’s Guide

James Hardie fiber-cement siding and trim systems for new detached ADUs in Thousand Oaks typically run $18-$34 per square foot installed, with full exterior packages on a 500-square-foot unit landing between $14,000 and $22,000 all-in. We stock HardiePlank lap siding, HardiePanel vertical siding, and ColorPlus prefinished trim on our Thousand Oaks trucks, and most replacements or additions ship same-day from the Oxnard distribution yard. Most owners discover an issue when they spot cracked or delaminated boards after a Santa Ana wind cycle, or when their painter points out swelling at the butt joints that the original installer didn’t leave gap enough for.

Which James Hardie Models This Applies To

James Hardie makes three product lines relevant to detached ADU construction in Thousand Oaks, and the part you need depends on which system was specified in your original permit set.

  • HardiePlank lap siding - the 5/16-inch, 8.25-inch exposure boards found on most traditional-style ADUs. Look for the stamped “HZ5” or “HZ10” code on the back face; Thousand Oaks sits in HZ10 territory (marine exposure), though some 2018-2020 permit sets spec’d HZ5 incorrectly to save money. HZ5 boards in our climate absorb more moisture at the unsealed edges and fail 30-40 percent faster.
  • HardiePanel vertical siding - 4-by-8 or 4-by-10 sheets, common on modern detached units along the Lynn Road corridor. The panel system uses a different fastening pattern (8d ring-shank nails at 16 inches on center, not the 6-inch edge distance of plank). Mixing the fastener schedule causes the “oil-canning” waviness we see on three or four Thousand Oaks inspections per year.
  • HardieTrim boards and sheets - the 3/4-inch thick trim used for corners, fascia, and window/door surround. ColorPlus prefinished trim carries a 15-year finish warranty; site-painted trim does not. The ColorPlus SKU is a different part number, and distributors will not accept returns once the protective film is removed.

We specify OEM James Hardie for all new detached ADU work. Aftermarket fiber-cement exists, but none carry the same ASTM E136 noncombustible rating that Ventura County fire codes require within 10 feet of a property line. That rating is printed on the board edge; if it’s missing, your inspector will red-tag it.

Signs Your James Hardie New Detached ADU Is Failing

Signs Your James Hardie New Detached ADU Is Failing
  • Edge swelling and “fat” butt joints. Fiber-cement is dimensionally stable, but only if installed with 1/8-inch gaps at all butt joints and caulked with OSI Quad or equivalent. When installers nail boards tight together, seasonal moisture cycling causes the edges to swell like wet cardboard. We see this most on west-facing walls in Thousand Oaks, where afternoon sun drives thermal expansion against trapped moisture.
  • Cracking at fastener heads. Hardie specifies flush or slightly below-surface nailing; face-nailing or overdriving breaks the board’s surface tension and creates a stress riser. The crack propagates from the fastener in a star pattern. This is almost always an installation defect, not a material defect, and James Hardie will deny warranty coverage.
  • Delamination or “layer separation” at the bottom course. The bottom edge of the lowest siding course must sit at least 6 inches above finished grade per Ventura County grading ordinance. When landscapers backfill against the wall or install pavers too high, capillary wicking saturates the board’s core. We’ve replaced full bottom courses on four Thousand Oaks ADUs after well-meaning hardscape upgrades.
  • ColorPlus chalking or premature fade. The baked-on finish is rated for 15 years, but south and west elevations in our UV exposure zone show noticeable fade at year 10-12. The underlying board is sound; this is a refinishing decision, not a replacement. We match existing ColorPlus colors using James Hardie’s touch-up kit, which is a different formulation than standard exterior paint.
  • Trim rot at window sills despite “fiber-cement” label. HardieTrim is not wood, but it is not impervious. The 3/4-inch thickness has no drainage plane; if the installer omitted the required Z-flashing above the trim, water runs behind and sits on the sill. We find this on about 15 percent of ADU inspections in Thousand Oaks, usually where the original builder value-engineered out the flashing to hit a price point.

Replacement Cost & What’s Included

Here is the number, here is what it includes, and here is the clause that protects you if it changes.

Scope Thousand Oaks Price Range
Single board replacement (plank or panel, one location) $340-$580
Full course replacement (bottom 1-2 rows, moisture damage) $1,800-$3,200
Trim package (corners, fascia, two windows) $2,400-$4,100
Full re-side, 500 sq ft ADU, ColorPlus prefinished $14,000-$22,000
Full re-side, 750 sq ft ADU, site-painted $18,000-$28,000

These ranges include removal and disposal of failed material, new James Hardie product, fasteners to spec, caulk, touch-up kit, and permit amendment if the scope changes the exterior assembly. Labor is itemized separately in our quote so you see the material-to-labor split. Under Haven Standard Clause 1, the written price is fixed at signing; if we find hidden damage behind the siding, we document it with photos, stop work, and present an amendment only with your approval. No door-side upsells.

The 365-Day Done Right Promise covers installation workmanship. Material defects fall to James Hardie’s 30-year limited warranty, which we register on your behalf using the lot numbers from the board stamps.

There is no high-tension danger in fiber-cement siding, but there is a respiratory hazard. James Hardie contains crystalline silica; cutting without a HEPA vacuum and N95 minimum protection violates Cal/OSHA and voids your homeowner’s insurance if someone gets sick. We bring both, plus the 7-1/4-inch fiber-cement blade that costs $89 and wears out after about 200 linear feet.

What you can safely check: walk the perimeter with a screwdriver, probe any soft spots, photograph cracked or swollen boards with a tape measure in frame for scale. Note the HZ code on the back of any loose piece. What goes wrong in DIY: improper fastener depth (breaks the board), wrong gap at joints (voids warranty), missing flashing (creates the next failure), and no permit amendment for assembly changes (inspector fails it, you start over).
