Dvele Garage Conversion ADU: The Thousand Oaks Owner’s Guide
We stock and install Dvele-compatible systems for garage conversion ADUs throughout Thousand Oaks, with typical installed pricing running $185,000-$275,000 all-in from permit set through final inspection. Most Dvele units we service along the Lynn Road corridor and near the Conejo Valley were installed between 2019 and 2023, and owners usually discover an issue when the smart-home integration drops offline, the HVAC mini-split throws a fault code, or the unit fails to maintain temperature during a Santa Ana heat event. Here’s the number, here is what it includes, and here is the clause that protects you if it changes.
Which Dvele Models This Applies To
Dvele produces factory-built garage conversion modules under their Standard and Plus series lines, both of which we’ve specified and coordinated in Thousand Oaks projects. The Standard series runs 400-640 square feet with a single-zone Mitsubishi or Daikin mini-split; the Plus series adds a second zone and upgrades to a smart electrical panel. Identification starts with the data plate inside the utility closet, which lists the Dvele serial prefix (DV-ST or DV-PL) and the manufacturing quarter.
The critical compatibility gotcha in Ventura County: Dvele’s factory-specified 100-amp subpanel meets code for most conversions, but Thousand Oaks requires a 125-amp minimum if the main house is already at 200 amps and the ADU adds electric water heating. We’ve caught this mismatch on three projects near Wildwood Regional Park where the original spec assumed statewide minimums. For parts, we source OEM Dvele components through their direct-parts program when available, and we validate aftermarket equivalents (Mitsubishi compressor modules, Schneider smart breakers) against the factory control-bus protocol. The OEM-versus-aftermarket decision usually hinges on whether the failed part is structural to Dvele’s integrated building management system or a commodity subsystem we can match spec-for-spec.
Signs Your Dvele Garage Conversion ADU Is Failing

- Smart panel shows “Comm Error” or drops offline entirely. The Dvele BMS hub, typically mounted above the electrical panel, loses handshake with the Schneider or Eaton smart breakers. In Thousand Oaks, we’ve traced this to heat-related degradation of the Cat-6 run between hub and panel, not the hub itself, which changes the part and the labor scope.
- Mini-split blinking fault code and no cooling during afternoon heat. The Mitsubishi or Daikin outdoor compressor module overheats or the refrigerant pressure sensor trips. Santa Ana conditions push these units harder than the Bay Area climate Dvele originally spec’d for; we see this most in south-facing garage conversions in the Lang Ranch area.
- Water heater cycles erratically or delivers lukewarm water. The heat-pump water heater’s ambient sensor drifts, usually from dust accumulation in the garage environment. Dvele’s tight utility closet design limits airflow, so the sensor reads higher than actual and the unit short-cycles.
- Exterior siding panels show moisture staining at the base. The Dvele rainscreen’s bottom termination detail relies on a factory-installed Z-flashing. If the garage slab has settled even 3/8 inch, that flashing loses positive drainage and water wicks behind the panel. This is structural, not cosmetic, and needs addressing before interior damage follows.
- Interior doors stick or the floor feels uneven underfoot. The steel frame modules are rigid; any differential settlement between the existing garage slab and the Dvele foundation piers telegraphs through. We’ve measured this on two Thousand Oaks conversions where the original garage slab was poured in the 1970s without rebar.
Replacement Cost & What’s Included
Garage conversion ADU repair and component replacement in Thousand Oaks typically runs $2,400-$8,500 for subsystem-level work, and $185,000-$275,000 for full-unit replacement when the module has reached end of useful life. The spread reflects three factors: whether the part is a commodity component (mini-split compressor, $1,800-$3,200 installed) or a Dvele-proprietary subsystem (BMS hub and reprogramming, $3,800-$6,400), whether Ventura County requires a permit amendment for electrical or structural work, and whether we need to coordinate with Dvele’s factory support team for firmware updates.
Every repair quote under Haven Standard Clause 1 lists parts, labor, permit fees if applicable, and the warranty term line by line. Clause 5 locks that scope at signing; no field changes without a written change order you approve. Our 365-Day Done Right Promise covers the workmanship, and OEM parts carry the manufacturer’s warranty, which we register in your name.
DIY or Call Us?

There’s a clear, safe line here. An owner can check the BMS hub status lights, read the mini-split fault code from the wall controller, and photograph any moisture staining for documentation. What you should not attempt: opening the smart electrical panel (energized bus bars remain live even with the main breaker off), charging or recovering refrigerant (EPA certification required, and the Dvele warranty voids on uncertified work), or adjusting the foundation piers (these are post-tensioned in some configurations and release stored energy unpredictably).
We’re not affiliated with Dvele. We’re an independent design-build studio that specifies and coordinates their systems. If you’ve got a fault code, a moisture stain, or a system that’s dropped offline, call us at (424) 395-4555. We’ll schedule a visit, document what we find with photos, and deliver a written quote before any work starts.
FAQs
We expect 25-35 years for the structural module, with subsystem replacements at 10-15 years for the mini-split, 8-12 years for the heat-pump water heater, and 5-8 years for the smart electrical components given heat cycling. Call (424) 395-4555 for an exact assessment of your unit’s condition - estimates are free.
Sometimes. If the failure is firmware corruption or a loose communication terminal, we can reflash or reseat. If the board has voltage damage from a surge, replacement is the only reliable fix. We diagnose before quoting, per Haven Standard Clause 1. Call (424) 395-4555 to schedule.
A mini-split compressor module or water heater replacement usually requires one day of crew time plus any permit inspection scheduling. BMS hub replacements need two days: one for swap and one for Dvele factory remote commissioning. We include the timeline in your written quote.
We stock the most common failure items: Mitsubishi compressor control boards, Schneider smart breakers in the amperages Dvele specifies, and Cat-6 patch cables pre-cut to Dvele’s closet dimensions. Proprietary BMS hubs we order direct with 3-5 day freight. We’ll tell you what’s in stock when you call.
