Signs Your James Hardie New Detached ADU Is Failing

- Edge swelling and “fat” butt joints. Fiber-cement is dimensionally stable, but only if installed with 1/8-inch gaps at all butt joints and caulked with OSI Quad or equivalent. When installers nail boards tight together, seasonal moisture cycling causes the edges to swell like wet cardboard. We see this most on west-facing walls in Thousand Oaks, where afternoon sun drives thermal expansion against trapped moisture.
- Cracking at fastener heads. Hardie specifies flush or slightly below-surface nailing; face-nailing or overdriving breaks the board’s surface tension and creates a stress riser. The crack propagates from the fastener in a star pattern. This is almost always an installation defect, not a material defect, and James Hardie will deny warranty coverage.
- Delamination or “layer separation” at the bottom course. The bottom edge of the lowest siding course must sit at least 6 inches above finished grade per Ventura County grading ordinance. - Trim rot at window sills despite “fiber-cement” label. HardieTrim is not wood, but it is not impervious. The 3/4-inch thickness has no drainage plane; if the installer omitted the required Z-flashing above the trim, water runs behind and sits on the sill. What you can safely check: walk the perimeter with a screwdriver, probe any soft spots, photograph cracked or swollen boards with a tape measure in frame for scale.
